What matters to lenders on a fix-and-flip isn't your W-2. It's the deal. ARV (After Repair Value), your rehab scope, your exit timeline, and your track record. I know how to structure the submission to make those numbers land.

Long-Term Rental Financing

DSCR / Rental Property Loans

Long-term financing based on property cash flow — not your personal income.

DSCR stands for Debt Service Coverage Ratio. In plain language: if the property generates enough rent to cover the mortgage, it qualifies. No tax returns. No employment verification. No income docs.

This is the loan that most rental portfolio investors don't know exists until someone tells them about it.

Best for Buy-and-hold investors, landlords scaling a rental portfolio, investors who write off too much income to qualify conventionally.

Traditional lenders don't like construction risk. Specialty lenders are built for it. I work with lenders who understand draw schedules, builder timelines, and the difference between a strong project and a shaky one. If the numbers work, we can get it funded.

Commercial Bridge Loans

Short-term capital to acquire or reposition commercial property while you arrange permanent financing.

Bridge loans do one thing: they buy you time. Time to stabilize a property, complete a renovation, find a tenant, or arrange permanent financing. The asset is the collateral — not your income history.

Best for Investors acquiring value-add commercial property, developers repositioning an asset, borrowers bridging to a permanent loan or sale.

SBA Loans
For owner-occupied commercial real estate or business acquisition. Lower rates, longer terms, more paperwork. Worth it in the right situation — particularly for established businesses with strong financials who want to own their space.
Equipment Financing
Application-only up to $150,000. No financial statements required. Good for businesses that need equipment without draining cash reserves or going through a full underwrite.
Working Capital
Accounts receivable financing, unsecured business lines, and purchase order financing for businesses with cash flow needs. Revenue-based programs available for businesses that don't fit traditional credit criteria.
